The company is not just a real estate agency, they have been developing and investing in properties on Spain’s Costa Blanca for years as well as selling homes in Valencia, Costa Cálida and now they have expanded to Madrid and the Costa del Sol.

Their team have over 140 professionals in real estate, construction, insurance, immigration, training and more. They have 12 sales offices and between them speak 23 languages, working with clients from all over the world. We talked to the team at their Marbella office, to find out more about their business and how they see the market on the Costa del Sol.

You founded Alegría Real Estate in 2011 – what inspired you to start the company?

Alegría was founded in 2011, a year marked by economic crisis. Despite the challenging conditions, the company’s founder and CEO, Yan Vaynruch, recognised significant potential in the Spanish real estate market. Alegría’s first office was opened in Torrevieja, following a thorough study and analysis of both the local market and the southern Costa Blanca coast. At that time, many real estate agencies struggled to survive the market downturn, leading to widespread closures. Alegría’s success began with the redevelopment sector, a niche market with little competition. This marked the beginning of Alegría’s journey, which eventually expanded into a group of companies involved in real estate sales, new building construction, and offering over 50 different services for foreigners.

You opened an office in Marbella last year and now have a total of 12 offices in Spain from Valencia, to Torrevieja to Marbella and Madrid, to mention just a few. How do you see the market in Marbella differ from the rest of Spain?

First, it’s important to point out that real estate prices in Marbella are quite different from those in the Costa Blanca region, where our company has been operating for 13 years. Costa Blanca attracts buyers looking for affordable housing, with properties by the sea available at relatively low prices. This affordability makes it attractive to investors and many of our clients are focused on rental income.

On the contrary, the Costa del Sol, including Marbella, offers higher property prices and attracts buyers who value prestige, quality of life, beauty of nature, and luxury amenities. In Marbella, you can find stunning villas costing tens of millions of euros, which is rare on the Costa Blanca.

Additionally, the Costa del Sol has a wide range of new housing options, with developers focusing on modern features such as spacious layouts, large terraces, and developments with extensive amenities. While the approach to working with clients on the Costa del Sol is similar to the Costa Blanca, it is quite different from the way we operate in Valencia and Madrid.

What trends are you currently seeing in the Marbella real estate market?

The Marbella real estate market is seeing strong trends, especially in the luxury sector. Prices continue to rise, driven by high demand and limited supply, particularly in prime areas like the Golden Mile and Nueva Andalucía. Despite a slight decrease in overall sales, the market for high-end properties remains robust, with significant interest from foreign buyers.

“The best time to buy property in Marbella was yesterday, the next best time is today”. Do you agree with this statement? If so, why? (If not, why?)

Yes, we fully agree with this statement, and it applies not only to Marbella but also to other popular cities on the southern coast of Spain. Prices have risen significantly in recent years, and we don’t expect them to decrease within the next 1-2 years. Some buyers are waiting for prices to drop, but our advice is to buy now.

You founded the Alegría Development Group in 2013 and you are currently developing and building homes on the Costa Blanca – are you planning to do the same here on the Costa del Sol?

We plan to enter the construction market in Costa del Sol and other cities in the future since we have a lot of experience in that area. However, we need to fully establish our real estate agency first before moving into construction.

What is the most challenging part of your work? And the most satisfying?

The most important part of a real estate agent’s job is getting referrals. When a client is happy and recommends you to others, that’s the best reward for us. We believe that true success for a real estate agent is becoming a trusted personal brand.
